How to rehab and flip houses the right way. In this video we enter into a new property which even though it’s in great shape, it has a pretty bad layout and design.
By reconfiguring this property and moving some wall around to make the space more condusive to modern style living we will be able to increase the overall value of this home and sell it for a profit if we do a good job at managing all construction costs and keeping the retail price at “market value”.

in our latest project we are taking a single family house located in Glen Ellyn Illinois and completely rehabbing the home from top to bottom. Because this home is located in a very nice area of the Chicago, Glen Ellyn, where the home prices are high we will need to bring this property up to the level of the rest of the homes.
This means turning this home into a modern home with hardwood floors, an open floor plan, and a master bedroom with bathroom, just to name a few.
In this video you can see the pre-construction process is laid out. First, a vision must be put together for how to best use the existing space and then how to configure it all together to make it into that modern look we want.

Most real estate markets across the US are experiencing the same problems. Lower inventories and fewer foreclosures are limiting a lot of the good deals that we saw plentiful just a few years ago. Furthermore, there are more rehabbers out there than ever so the competition to get your hands on a deal is fierce.
It is still possible to find a deal on the MLS, but it does require a strategy in order to find that next deal on it.
